Rental Property Management Made Easy!
With Kath Fraser and her Barfoot & Thompson Takapuna team

Kath and her team understand the pressures of owning a rental property. Kath's own confident personality and excellence in customer service is supported by her disciplined and organised approach that obviously rubs off on her team. She has been managing property since 2006, gaining REINZ accreditation.

Assisting Kath is letting specialist Simone Anderson, property management assistant Tommy Webb and rental administrator Grazyna Cramer.

Kath describes Simone as a competitive, fast paced and friendly letting specialist who has a clear understanding of the big picture and loves building relationships to offer a well rounded service to all her clients. She says Tommy is their trusted assistant who is actively completing property inspections and arranging maintenance and repairs. He is committed to maintaining properties with care and attention to maximise rental returns. Grazyna is their dynamic administrator. With two years' experience, she has gained knowledge in all areas of property management and her strength is great communication when helping tenants to find properties.
We put these questions to Kath Fraser in late November.

CHANNEL MAG: What are the key services the Barfoot & Thompson Property Management team offers your clients – the property owners?
KATH FRASER:
We offer a complete property management service, including marketing your property, finding tenants, income collection and reporting, property maintenance, inspections, market updates, regular rent reviews and resolving disputes. Our property managers conduct dispute resolution on your behalf. Barfoot & Thompson offer a comprehensive yet cost effective property management service utilising the latest information technology.

CM: What advantages do you provide for those who are renting properties through you?
KF:
Tenants can be assured of an efficient service, from viewing to sign up and throughout the tenancy we always aim to make the process of renting an enjoyable stress-free experience.

CM: What are the advantages of using Barfoot & Thompson to manage rental properties?
KF:
A lot of property management companies do not protect their owners' rent in a trust account. At Barfoot & Thompson you can be sure that your funds are safe. We have a zero tolerance for rent arrears and take immediate action if rent payments are missed. We also believe that regular inspections are essential to protecting and maintaining your property. We provide regular and very thorough inspection reports and unlike most property managers we don’t charge extra fees for these.

CM: How good are these new Barfoot & Thompson Takapuna offices after the recent renovation?
KF:
Like when you move to a new home, we have been inspired by our fresh, modern new offices which look fabulous, offer the most up to date technology and allow the property management team to work closely with our sales colleagues.  Our location is a bonus being in the hub of Takapuna ensuring maximum walk-in enquiries.

CM: Is the North Shore market strong?
KF:
We have experienced strong growth in 2014 due to the strength of sales at Barfoot & Thompson and the professional reputation and expertise of our property management team.

CM: Any shortage of particular properties on the Shore in the rental market?
KF:
There’s often a shortage of well maintained two and three bedroom family homes on the North Shore available for rent, but the market is always changing from week to week. As we move into the Christmas period demand normally slows a little but picks up again in the New Year.

CM Any advice for renters?
KF:
Prospective tenants should treat their property application like a job interview. Present yourself as well as you can because the best properties are always in demand and often have multiple applications. Being prepared to commit to long term will normally put you ahead of others. The more extensive information on your application and rental references attached will always be a bonus.

CM: Any advice for Property owners?
KF:
The up-keep and on-going maintenance of your investment is the key to acquiring and retaining good tenants and will also help achieve increased rental returns. We have the knowledge to protect and maximise your income.

Managing property yourself can be a time-consuming and frustrating process. That’s why it makes sense to leave the administration and day-to-day hassles to the experts – secure in the knowledge your property will be managed efficiently and cost-effectively.  If you are a landlord that allows pets then your property is in hot demand as traditionally many landlords are reluctant to accept pets into their rental properties.  For the astute landlord, this means a greater pool of tenants to choose from and a tenant who is more likely to remain in the property for a longer duration.
