The latest Cotality Home Value Index shows national home values eased by 0.2% in June; the national average now sits at $806,512. While Auckland and Wellington continue to influence the national picture, the North Shore market remains resilient, with the average property value sitting at $1,262,274.

The Reserve Bank increased OCR by 0.25%, taking it to 2.25%. While rate increases are never welcome news, they reinforce the importance of having the right lending strategy rather than simply chasing the lowest rate.

One of the most common conversations with clients right now is around loan structuring. Rather than fixing an entire mortgage for one term, many homeowners are splitting their lending across different fixed-rate periods.
