Are you thinking about selling up in the New Year and need some advice?
I am ‘on call’ over this period and am happy to come and see your house and appraise it for you ready for the New Year. Sometimes it pays to get the advice in early to give yourself a head start and direction to launch your property in the New Year.

What is happening on the Auckland housing market?
The Real Estate Institute of New Zealand news release dated 14 November 2016, announced that the month of October saw an increase of the median days to sell. Up 3 days to 34 days on the same time last year. The median house price went up 16% comparing to this time last year bringing the median house price in Auckland for the month of October to $868,000.00; interestingly this figure was up 5% when compared the median house price of September this year. Real Estate Institute of New Zealand (REINZ) Spokesperson Bryan Thomson says: ‘‘Auckland experienced a lot of strength in the upper end of the market, but the lower end of the market appears to be wavering due to the impact of LVRs. The national sales volumes fell by 14% in October compared to the same time last year and the number of properties for sale as measured by the Real Estate Institute of New Zealand has fallen by almost 7,400 over the past year. Our data suggests that the impact of LVR rules is having more of an effect on lower priced sales compared to higher priced sales, with a surge in the percentage of sales over 1 million and a decline in the number of sales below 400,000 compared to 12 months ago."

What’s Angela Johnson’s prediction for the months ahead?
"I predict the months of November and December will see a slight fall in Auckland sales figures and sales price possibly due to higher stock levels on late this year and seasonal adjustment due to Christmas activities. This year January's market was back in full swing and I predict the same type of activity this year.”
