Making the most of your home and finances

There are still positive signs in the finance space. While the property market continues to move at a slower pace, the current environment is giving well-prepared buyers more choice and negotiating power. Cotality’s latest data shows investors accounted for around 24% of property purchases in Q1 2026. Property values fell 0.3% in July, taking the quarterly decline to 1.0%, and the annual decline to 0.7%. The national median now sits at $804,303. Here on the North Shore, the average value is $1,262,604. If you’re thinking about buying, now's the time to check your borrowing power and get pre-approved so you’re ready to act when the right property comes up.

Thinking beyond your current home?
For homeowners approaching retirement, downsizing, or considering moving to a retirement village, it's important to look at how that decision could affect your mortgage, available equity, cash flow, KiwiSaver and long-term retirement plans. The earlier you understand your numbers, the more options you'll have.

Could you pay off your mortgage sooner?
You may not need to make dramatic changes. Small, consistent increases to your repayments make a significant difference over time – putting an extra $100-$130 a week towards your mortgage could take years off your loan term. Other strategies include making lump-sum payments, keeping repayments higher when rates fall, or using an offset account where appropriate. The right approach depends on your loan structure, cash flow and what you’re trying to achieve. Don’t forget your KiwiSaver
Your KiwiSaver balance can play an important part in your long-term financial picture, particularly if you’re planning for retirement or considering your next property move. It's worth checking that your contribution rate, fund choice and overall strategy still align with your goals.

Whether you’re buying, refinancing, renovating, planning for retirement or simply wanting to become mortgage-free sooner, now is a good time to look at the bigger picture and make sure your finances are working towards what's next.
