Spring is often associated with change, and the property market is no different. While the headlines continue to focus on softer values, subdued sales activity and uncertainty, opportunities are emerging for homeowners and investors who understand their position and are prepared to act when the right one comes along. Cotality’s August data shows national property values fell 0.4%, bringing the median property value to $797,944. The North Shore average sits considerably higher at $1,243,669.
For established homeowners, this market can be a useful time to take a fresh look at your position. If you’ve built equity over time, it’s worth understanding what that could mean for your next move – whether that’s refinancing, upgrading, investing, or simply reviewing your current structure. Your mortgage may also look different from when it was first arranged. Interest rates, income, debt, property values, and your plans can all change, so it’s worth making sure your lending continues to work for where you are now and where you want to go next.
The numbers matter
A quieter market can create more room to negotiate and more time to properly assess an opportunity. But buying well isn’t simply about finding the right price. Mortgage repayments, rental income, rates, insurance, maintenance, property management and tax considerations all need to be factored in. The question isn’t simply “What could I buy?” but “Does this investment still stack up if conditions don’t go exactly to plan?”
This spring, rather than trying to predict where property prices, interest rates or government policy will go next, focus on what you can control: understanding your numbers and knowing your options. The market may be quieter, but opportunities haven’t disappeared. Sometimes, a changing market simply requires a different approach.
