Rising interest rates are often framed as a challenge, and for many, they are. But for borrowers in a strong financial position, they can also represent something else entirely: an opportunity to be more strategic. When income is stable, cashflow is healthy and equity is strong, the conversation shifts. It’s no longer just about managing repayments; it’s about positioning lending to create flexibility, preserve liquidity, and take advantage of changing market conditions.
Making cash work harder: For those with surplus cash or savings, how funds are positioned becomes increasingly important. Offset or revolving credit facilities can reduce interest costs while maintaining access to their funds, allowing cash to remain both productive and accessible.
Staying agile through shorter cycles: Rather than committing entirely to long-term fixed rates, many strong borrowers benefit from some shorter review cycles. Shorter fixed terms create more frequent opportunities to reassess and adjust strategy as conditions evolve.
Liquidity creates opportunity: One of the most overlooked aspects of loan structuring is liquidity. While reducing debt is generally seen as a positive, committing all available cash toward repayment can sometimes leave borrowers asset-rich but cash-poor.
Looking beyond the loan: For financially strong borrowers, lending decisions rarely exist in isolation. Rising rate environments often coincide with shifts in property markets and investment markets. While some retreat, others move forward, using lending as a tool to support broader strategy.
A more strategic question: For borrowers in a strong position, the question evolves from protection to opportunity. With the right approach, a rising rate environment can build flexibility, strengthen positioning, and support well-timed decisions for the future.
