Whether you own commercial property or lease premises for your business, there are some encouraging signs emerging across Takapuna and the wider North Shore.
We are seeing more businesses making property decisions again, with increased activity across both sales and leasing. Recent examples include 550 sqm of office leased at 5 The Warehouse Way in Northcote, while two office units at 331 Rosedale Road have sold to an investor. Owner-occupiers are also active, particularly for well located, functional properties.
The latest Colliers Research supports what we are seeing on the ground. Across Auckland’s metropolitan office market, which includes the North Shore, vacancy reduced from 8.6% to 8.3% in the six months to March 2026, while prime office rents increased 7.9% year-on-year. In Takapuna, strip retail vacancy sits at 9.1%, while Colliers Research is also reporting improving retail demand and confidence across Auckland.
For businesses approaching a lease expiry or renewal, my advice is not to leave it until the last minute. Start looking at your options six to 12 months out. Even if you ultimately stay where you are, understanding alternative premises, current rentals and incentives puts you in a much better position when negotiating your next lease.
For landlords, good presentation and a well-planned leasing campaign can make a real difference, particularly when it comes to attracting the right tenant and achieving the best possible result.
Don't forget the wider support available to businesses locally. Connecting with your local business association can open the door to networking, mentoring, business support, events and opportunities to promote your business. We have some fantastic business communities across the North Shore, and they can be a valuable source of connection and support.
For property owners, recent activity is encouraging, although buyers remain selective.
Investors are looking closely at the strength of the tenant, lease terms, rental growth and the quality and location of the property.
